Weeks of Clicking, Then Nothing
A lot of no-water calls from Midland start the same way. For a while, the pump clicked on and off every few seconds when someone ran a faucet. The pressure jumped around. Maybe the faucets spat a little air. Then one morning, nothing came out at all.
That pattern is called short cycling, and it is hard on a pump. Every start strains the motor. When a pressure tank loses its air charge, the pump can start and stop far more often than it was built to, until something gives out. If you are standing at a dry faucet in 22728 right now, call our emergency line at 703-776-0996. No-water calls take priority over routine work, day or night.
What You Can Safely Check Before We Get There
Start at the electrical panel. Find the breaker for the well. If it tripped, switch it fully OFF and leave it off. If it trips again as soon as you reset it, stop and let us look.
Next, think about the power. Out near the Warrenton-Fauquier Airport and along Route 610 (Midland Road), a storm can drop the power for just a moment, and that is enough to matter. Some pressure switches have a low-pressure cutoff with an outside lever, and after an outage the switch can drop out and stay out until it is reset. Our page on lost water after a power outage has more.
With the breaker OFF, you can also check the air in the pressure tank with a tire gauge at the schrader valve. Write the number down, because it is a useful clue for us. If water spits out of that valve instead of air, the tank bladder may have failed. Our guide on how to check pressure tank pressure walks through it step by step.
Please do not open the pressure switch cover or touch the wiring. There is live power inside whenever the breaker is on.
Tank, Switch or Pump?
A dry faucet can come from any of the three, and each needs a very different fix. Here is how they tend to show up:
- Tank. Rapid clicking in the weeks before, water from the air valve, or an air reading far below where it should be. On a common 40-60 setting, the air should sit around 38 with the power off and the water drained.
- Switch. The pump never starts, or will not restart after an outage, even though the breaker is fine.
- Pump. The breaker trips, or the pump seems to run but no pressure builds. A pump that short cycled for months can wear out ahead of its time.
Our free diagnosis, within reason, is how we sort that out, and we will not sell you a pump when a tank is the real problem. If it is the tank, pressure tank replacement in Midland with a Well-X-Trol tank may be the whole fix. If the pump is done, we replace it with a Gould, Myers or Grundfos pump, and pump installs carry a 5-year warranty. See our well pump repair page for more on pumps and constant pressure systems.
How a Midland No-Water Call Usually Goes
You call 703-776-0996 and tell us what happened. We ask a few questions about clicking, breakers and the power. Then we load the truck and head out.
Midland is rural, and some homes sit well back from the road. For problems that can wait, we sometimes start by diagnosing over the phone, which can save you a visit. A true no-water call is different. We come. You can read how we handle these calls on our emergency no-water service page.
Once we are there, we work from the easy checks to the hard ones: power, switch, tank air, then the pump itself. You get a plain answer about what failed and what it takes to fix it.
Oasis Well Service is family owned. Ken Lindgren started it in 1987, his son John runs it today, and grandson Brandon is the third generation on the crew. Certified technicians do the work, it meets county code, and we are licensed and insured. On an emergency, that means the person who shows up knows wells, not just parts.
Heading Off the Next Emergency
A pump lasts on average 10 to 15 years depending on the static water level, depth, water quality and usage, and there is no true routine maintenance for a submersible pump. The tank is the part you can keep an eye on.
Once water is back, a few habits help keep it that way. It does not hurt to check the tank air every so often with the breaker off. Listen for the pump starting more often than it used to. Treat new clicking as a warning, not background noise. Our Midland well pump repair page covers short cycling in more depth, and our post on low water pressure on a well explains other causes of weak flow.
We work across Fauquier County. If you have family nearby, they can see emergency well service in Catlett or emergency well service in Broad Run. For anything that is not an emergency, call 703-791-3981.
