Older Wells Need a Wider Look
Plenty of homes around Broad Run have wells that have been in service a long time. When one of those stops working, we do not stop at the pump. We check the cap, the casing, the line to the house, and the tank, because on an older well a small problem in one spot often shows up somewhere else.
That wider look also keeps us from replacing a pump that did not need replacing. If a leak or a bad cap is the real cause, a new pump will not solve it.
What we check on a service call
- The well cap: is it sealed, cracked, or letting insects in?
- The casing: any holes, rust, or broken sections?
- The ground near the well: wet spots or hissing?
- The tank and pressure switch: is the system cycling right?
Casing Cracks and Loose Caps
After a storm, surface water can find its way into a well through a cracked casing or a loose cap. That can bring in bacteria. We handle well casing repair for holes and broken sections, and we install sanitary sealed well caps.
A worn cap is one of the simplest fixes on an older well. A sealed cap keeps insects, small animals, and runoff out, and it is far easier than dealing with a contaminated well later.
If your water turned cloudy after a storm, get it tested. Our Broad Run water testing page explains what we test for. If bacteria shows up, UV disinfection can treat E. coli and coliform, and well water treatment in Broad Run covers other fixes.
Well Pump Repair in Broad Run, VA
Pumps wear out. On average a well pump lasts 10 to 15 years, depending on water level, depth, water quality, and use. There is no true routine maintenance for a submersible pump, so the goal is to catch trouble early. Signs include low pressure, a pump that runs nonstop, and air spitting from the taps.
Our diagnosis is free, and pump installs carry a 5-year warranty. See our full well pump repair service. If the pump is fine but it short cycles, the fix may be on our Broad Run pressure tank page.
Repair or replace?
On an older well, we tell you plainly whether a repair makes sense or whether it is time for a new pump. We install Gould, Myers, and Grundfos pumps, including constant pressure systems, sized to your well and your household.
