A small city, mostly on public water
We will be straight with you. Manassas Park is a compact independent city, and most homes inside the city are on public water. If you get a water bill and have no pressure tank, you do not need well pump repair. Call your water provider instead.
So why this page? Because a Manassas Park address or a Route 28 commute often puts people near homes that do have private wells, in the surrounding parts of Prince William County. We get calls from those owners, and from buyers looking at a well home for the first time.
Buying a home with a well near Manassas Park
If you are moving from city water to a well, the pump is one of the first things to understand. It sits down inside the well, you rarely see it, and it usually gives little warning before it quits. It helps to learn where the well breaker is in your panel and where the pressure tank sits, so you know what to tell us if something goes wrong.
Before closing, it is smart to ask for a well inspection with a flow test, plus water testing for bacteria, lead, nitrates and pH. Our post on buying a home with a well covers what to ask the seller.
Signs the well pump needs attention
- No water, or water that comes and goes
- The pump clicks on and off every few seconds (short cycling)
- The pump never shuts off
- The well breaker trips
- Cloudy or sandy water after the pump runs hard
Short cycling is often a pressure tank issue, not the pump. With the well breaker off and a faucet run until it stops, the tank’s air should read about 2 psi below the low switch setting. Many homes run 40-60, so about 38. Anything past that, like a tripping breaker, leave to us.
A pump that never shuts off is worth a quick look around the house first. A running toilet or a dripping outdoor spigot can keep it going. If you find nothing, turn the well breaker off so the pump is not running dry, and call.
Well pump repair in Manassas Park, start to finish
We start with a free diagnosis. Then we explain the fix in plain words, and we tell you if the problem turns out to be the tank or a leak instead of the pump. If the pump is done, we install Gould, Myers or Grundfos, including constant pressure systems, with a 5-year warranty on the install. A pump often lasts 10 to 15 years, depending on water level, depth, water quality and use, so the age of the one you inherit matters.
No-water calls take priority and go to the front of the line. Oasis Well Service has been family owned and run since 1987, and our certified technicians are licensed and insured.
