How a Spotsylvania call works
The lots out here run large and most of them are on private wells. Spotsylvania, down Route 208 and toward the Lake Anna area, is well beyond our home turf. We still help well owners in 22551 and 22553, but we do it the smart way: phone first.
Call 703-791-3981. Tell us what is happening. We often can tell whether it is the pump, the tank, the switch or a water quality issue before we ever get in the truck.
Homes that sit empty for a while
Some homes out this way are used part of the year. When a well sits unused, it is a good idea to test the water for bacteria before drinking it again. If the power was off, check whether the pressure switch dropped out.
If tests show coliform or E. coli, we find how it is getting in. Then we can add UV disinfection from GDS or Viqua.
Heavy rain can also let surface water into a well with a cracked casing or a poor cap. If the water changes after a storm, test it. We handle well casing repair and sanitary sealed caps.
Well pump repair in Spotsylvania: what to watch for
- Pressure that is weaker than it used to be.
- The pump running longer than normal.
- Sputtering, air-filled faucets.
- Dirty or cloudy water that shows up suddenly.
Any of these can mean the pump is wearing out. Pumps last on average 10 to 15 years. When one is done, we replace it with Gould, Myers or Grundfos and a 5-year install warranty.
What you can safely check
Look at the well breaker. Look for water pooling near the well. Check toilets for running water. Do not open the pressure switch or touch wiring.
To check the pressure tank, turn the well breaker off first, run cold water until it stops, and read the air valve with a tire gauge. On a 40-60 switch it should sit around 38.
If the water is gone
