Lost water after the power went out?
This is one of the most common calls we get from rural Fauquier. The power blinks, comes back, and the house has no water. Before you assume the pump died, know this: some pressure switches have a low-pressure cutoff. After an outage, that switch can drop out and will not restart on its own until it is reset.

Short cycling and the pressure tank
If the pump clicks on and off every few seconds, that is short cycling. It often points to a pressure tank that has lost its air charge or failed. Short cycling is hard on a pump and can shorten its life.
A check you can do safely
- Turn the well breaker off.
- Run cold water until it stops.
- Check the tank’s air valve with a tire gauge.
On a 40-60 switch, it should read about 38, roughly 2 psi under the low number. Our pressure tank guide has more detail.
If the reading is far off, or water comes out of the air valve, the tank may be waterlogged. Stop there and call us. Do not try to add air to a tank that is spitting water.
