Test first, then treat
We do not sell equipment by guesswork. Two homes on the same road can have very different water. So good well water treatment starts with water testing, then a system matched to what the results actually show. Buying the wrong filter costs you money and still leaves the problem.
A test for pH, bacteria, lead and nitrates, plus what you see at the tap, tells us what is going on. With those numbers in hand, we can recommend one system or a combination and explain why. Sometimes the honest answer is that you need less equipment than you expected.
Common well water problems we treat
Rotten egg or sulfur smell
A sulfur smell is common in parts of Prince William and Culpeper County, where red shale and sandstone sit under many homes. A sulfur filter can take that smell out. Our post on well water that smells like rotten eggs covers the usual causes. If the smell only shows up on the hot side, the water heater may be part of the story.
Iron and orange stains
Iron leaves rusty stains in sinks, toilets and laundry. It can also show up as cloudy or tinted water. The right filter depends on how much iron there is and what else is in the water. Iron can also build up in fixtures and appliances over time.
Hard water
Hardness leaves white scale on faucets, spots on dishes and crust in water heaters. A softener handles it. Hard water is a frequent complaint in the same shale areas that see sulfur. Softer water is also easier on water heaters and fixtures.
Low pH and blue-green stains
Acidic water can eat at copper pipe and leave blue-green stains on fixtures. It shows up often in western Fauquier and Loudoun, where harder crystalline rock is common. An acid neutralizer raises the pH. Left alone, low pH water can lead to pinhole leaks in copper lines over time.

Signs your well water needs treatment
You do not need a lab to notice most problems. Watch for these at home:
- A rotten egg smell, especially when you first turn on a tap
- Orange or brown stains in toilets, tubs and laundry
- White crust on faucets and spotty dishes
- Blue-green stains around drains and fixtures
- Cloudy water that does not clear after a minute
Any of these is a good reason to test. Treatment is a problem you can solve once and stop thinking about.
