Common Well Problems We Fix
Most calls start with a symptom, not a diagnosis. These are the ones we hear most:
- No water, or pressure that dropped fast. Often a failed pump, a bad switch or a tripped breaker. See well pump repair and replacement.
- A pump that clicks on and off (short cycling) or air spitting from the faucets. Usually a waterlogged tank. See pressure tank replacement.
- Water pooling near the well or a hissing sound in the yard. It can point to a leak at the pitless adapter or in the line. See water line repair.
- A cracked casing or loose cap that lets bugs and surface water in. See well casing repair.
Most submersible pumps give 10 to 15 years of service, more or less depending on water level, depth, water quality and how hard the house works them. When one is done, we put in Gould, Myers and Grundfos pumps and constant pressure systems, with a 5-year warranty on the install. Sometimes the fix is a switch, a tank or a breaker, not the pump at all.
Water Testing and Treatment
On a private well, the water quality is on you. Parts of Prince William sit on red shale and sandstone, where hard water, iron and a rotten egg smell are common complaints. Farther west, acidic water that leaves blue-green stains on copper can show up.
We start with water testing for pH, bacteria, lead and nitrates. From there we can fit water treatment such as acid neutralizers, softeners and sulfur filters, or UV disinfection for E. coli and coliform. Buying a home? Is it really free to have you diagnose my well problem?
Yes, within reason. Diagnosis is free. We start with a few questions on the phone, so we turn up with the right parts.
How do I know if my well pump is going bad?
Common signs are low or falling pressure, air spitting from the faucets, a pump that runs and runs, or a breaker that keeps tripping. Any of these is worth a call to 703-791-3981 before the pump quits completely.
Do you work outside Prince William County?
Yes. We cover Prince William and Fauquier counties and reach into Loudoun, Stafford, Culpeper and parts of Fairfax County. Call us and we can often narrow it down by phone first.
What brands of well pumps do you install?
We install Gould, Myers and Grundfos pumps and constant pressure systems. For tanks we use Well-X-Trol, and for UV lights we use GDS and Viqua.
Does a new well pump come with a warranty?
Yes. Pump installs carry a 5-year warranty. All of our work is done to meet county code.
Are your technicians licensed and insured?
Yes. Oasis Well Service is licensed and insured, and our technicians are certified. We work on wells and water systems only.
How often should I test my well water?
Testing for bacteria once a year is the usual advice for a private well. It is also smart to test after flooding, after any well work, and when you buy a home.
