Public water in town, private wells out in the county
The I-95 and Route 1 corridor in Stafford County is mostly on public water. Move away from the highway and that changes. Many homes out in the county have their own wells, and those wells need someone who knows pumps, tanks and water quality. If you do not get a water bill, you are almost surely on a well, and the pump, tank and water are yours to look after.

Spotsylvania does not have its own hub on our site, so we group it here. We get calls from out along Route 208 and toward the Lake Anna area. A phone call first really helps us plan the day. Many problems can be sorted out, or at least narrowed down, before we load the truck.
Buying a home with a well down here
A lot of families moving into this area have never owned a well. If you are buying one, get a well inspection with a yield and flow test, and test for bacteria, lead, nitrates and pH. Our post on buying a home with a well walks through what to ask.
After you move in, a yearly bacteria test is widely recommended. Test again after flooding or any work on the well. Private well owners are responsible for their own water quality, so nobody else will do it for you.
